Once you view the rental property and you are ready to apply, read the following items listed below to help assist you on the documents required. Feel free to give us a call at (410) 995-7700 if you have any questions or concerns.
Application Fee: $40 per applicant over the age of 18 years old
Deposit: $300 holding deposit, due once the application is approved
Proof of Income: Two most recent pay stubs, or a written offer letter
ID: One form of ID is required; Driver's License, State ID, Passport, or Birth Certificate
The first step in the application process, is the credit check. We will run your credit report before doing any of the following verification's. If you have any active liens, bankruptcy's, foreclosures, judgments, collections or landlord-tenant cases, your application will not be approved.
Please list any current and/or past Landlords that you've rented from. The application will allow you to submit the address of the property, the amount you paid per month, the lease terms, and the Landlord's information. To properly conduct a Landlord Verification we will need this information. If you've owned a property, that information will come up on your credit report. And, if you've never rented before, don't be discouraged, just put your current address in that area with a note stating that you are living with family or friends.
We will contact your current employer to do an employment verification. When applying, please inform your employer that they will be receiving a call from us. If you have recently started a new job, make sure to provide us with an offer letter. And, if you are self-employed, you can provide us with 2 months worth of bank statements, and tax documentation.
Our requirement for income, is that you make 3 times the monthly rent per month. For example; Rental Amount is $1,000 x 3 = $3,000
We go by gross income (prior to taxes being taken out).
How long does the application process take? It takes around 48-72 hours to complete, contingent upon all proper documents being received and the employers and/or landlords returning our verification forms.
What is a holding deposit? The holding deposit of $300 is due once your application has been approved. This deposit will ensure that the property is taken off of the market and it's held for you until your move in date. On your move in date, the holding deposit will then be applied toward your security deposit and placed into an escrow account. If for some reason you decide to cancel your application, make sure to do so within 10 day(s) after your application has been approved or the holding deposit will be non-refundable.
Is the application fee refundable? No. The application fee of $40 per applicant is non-refundable.
